The Residential Sales Department deals exclusively in the residential market with the majority of clients being individual property owners. Our services include marketing the property and managing the transfer process.

Knight Frank Malawi deals generally in the higher and exclusive housing market, but will also take instructions on quality houses in the middle ranges.

Property Management

Our primary objective is to maximise income, minimise expenses and safeguard the value of the property. In pursuance of this goal, our overall property management service includes the collection of rents and other monies due; provide full accounting to the client; pay all accounts relating to the property; undertake rental negotiations on rent review or lease renewal; re-let vacant premises; undertake inspections on a regular basis; supervise caretakers; cleaners and security staff and oversee maintenance agreements for any plant and equipment.

The management system is totally computerised and provides a valuable source of real estate information.

Lettings

Knight Frank Malawi offers a full range of letting services of all types of commercial, industrial and residential property , whether or not the letting of the premises is within the Firm's management portfolio . Our services include the marketing of the property, negotiations with the tenants and the drawing up of lease agreements.

Knight Frank Malawi believes it has one of the most comprehensive ranges of standard lease agreements in Malawi, which will cover most types of leases. Our standard computerised leases can be adapted to suit the requirements of the particular agreement.

Valuation

Knight Frank Malawi offers valuation services in respect of land/buildings, plant/machinery, motor vehicles and office furniture/equipment on behalf of companies, government, other organisations and individuals.

Valuations are undertaken for accounting, privatisation, acquisition/mergers, restructuring and insurance purposes, using internationally accepted standards.
